How Much House Can You Actually Afford? (By Income)
Want to know how much house you can actually afford? In this video, I break down the real numbers using my home affordability calculator—helping you determine what fits your budget based on net income, mortgage rates, property taxes, utilities, and more!
Many people rely on common rules of thumb like the 28/36 rule or the 2.5x-3x income rule, but if you want an accurate answer, you need to track your full financial picture. This video walks through my powerful home affordability spreadsheet, showing real-life scenarios so you can see how much home you can afford without becoming house poor.
📊 Topics Covered:
✅ Home affordability rules of thumb: 28/36 rule, price-to-income ratio
✅ Why net income matters more than gross income
✅ Full mortgage breakdown: loan amount, interest rates, down payment, and total cost over 30 years
✅ How to factor in property taxes, HOA fees, homeowners insurance, and utilities
✅ Why a 30-year mortgage means paying way more in interest vs. a 15-year mortgage
✅ Real income scenarios to see what price range fits your budget

😮😢
another good one as usual Marko! Thank you for all the work you do
Thanks again!
Bitcoin and XRP lets you markooo
Good info. Thanks!
Glad it was helpful!
Thank you Marko.
Great video of a realistic mortgage calculator! Could even hyper focus on expenses to also add health insurance and car insurance because they are non-negotiables and fairly fixed.
Rough. You gotta be paid to survive
I’m….livin’ in a van down by the river!
Can you modify this for people on a Bitcoin standard?
Great video, man!
Net income after retirement contribution?
The amortization schedule is a total ripoff, the first bank to offer (unlikely) a more balanced repay would dominate home loans!
Hey Marko, I get pay bi-weekly, what I do is to pay my mortgage everyother pay day, so around October/November I’m done with the mortgage payment for the year. Then I just throw the rest of the year to the principal, and start over, in January. What you think? I don’t know if this is a good practice or not, It just gave me some peace of mind at least half year that I’m ahead and then the other half just feel “normal” pressure, since I don’t have cushion between my pay and the mortgage payment!! Thanks for you contributions, I think I should be in a good shape. BTW Hi from NE Ohio!
i know my income Marko its..Just Over Broke
Don’t get your take home figures Marko, what about Health insurance and 401k contributions?
Nice video once again – Helping the community to plan better !!!
Just bought a $700k house, let’s see if I can afford it lol. (It’s brutal out there man)
So, based on your spreadsheet and the % income recommendation. Most people can’t afford a house. Cool.
Great info, the problem is people won’t follow logical advice.
